On May 28, 2024, Decree Law 3/2024 of the Balearic Islands was published in the BOE. In said decree there is an extraordinary legalization procedure for constructions on rural land that is included in the seventh transitional provision.

The main costs are:

Payment of the Tax on Constructions, Installations and Works (ICIO)

Costs of registration in the Property Registry of the limitation of destination to tourist rental.
Payment of the “economic benefit”, calculated on the cost of material execution, as if the work were done new. This cost increases over the years, thus encouraging owners to legalize as soon as possible:

10% if requested in the first year.

12.5% ​​if requested in the second year.

15% if requested in the third year

Procedure
