It is a certificate issued by the Balearic Council to certify the habitability of the house according to minimum requirements
Decree 145/1997, of 21 November, which regulates the conditions of habitability, hygiene and facilities for the design and habitability of dwellings, as well as the issuance of habitability certificates.
Depending on the circumstances of the housing we can get the ticket in three ways:
First-time occupation. With the work license, accreditation of ownership, certificate of completion of works issued by competent technician - meeting the requirements required in the decree, municipal certificate, photographs and plans.
Bill for renewal. Accreditation of the title, previous certificate, certificate signed by competent technician, photographs, plans and cadastral certificate.
Ballot due to lack. Accreditation of ownership, service receipts - if you have -, photographs of the facade, cadastral certification, accreditation of the antiquity of the building - by any entity or public body - historical orthophotos of the town hall (SIGDU) or the council of Mallorca (IDEmallorca)- where the antiquity before 1 March 1987 is credited, deeds, inscription in the property register.
The bill is processed and granted by the CONSELL DE MALLORCA, although it may request that we certify by means of a City Council certificate that the house has not been the object of works indicated in point a) of Article 8 of this Decree. That is, works of new plant or extension, as well as others that affect the distribution in 60% of the usable area, subject to municipal license.
Deadline: one month
If they ask us for the certificate of the council, another month to resolve.
